PM Costs and Constraints at Encore

Hi All,

Like so many here, I am looking to buy a SFH in the Disney area, primarily as a STR investment, but also a bit for personal use (2-3 weeks/year). We've stayed at a home in Encore before and loved the amenities, so we started our search there. But I've seen several references here to the property management being very costly at Encore, on top of the high HOA. Can anyone shed more light on the costs and/or constraints?

 @Sara Klainer There are several large resort communities that you should also consider.  @Ryan Moyer is correct about the management and amenities at Encore. I have a list of similar communities that perform quite well and have similar amenities. What type of property are you looking for, condo, townhome or single family. Are you looking to offset the cost of your own vacations or is pure cash flow the most important aspect?
