Hot Tub in a beach rental worth it?

Considering a hot tub for our NC beach rental, its our first STR.

Does anyone have experience with a hot tub at a beach house? 

Do you think it helps your rentals in the off season? What about prime season, curious if that can help me raise the rates a bit.

2nd Row, fenced yard

Partial View, No Pool 

3 Bedroom / 2 Bath House (new construction), Sleeps 7

Surf City, North Carolina

Hot Tub Cost $5000, Yearly Maintenance 1.5k  ... ball park
