Curious if anyone is considering investing on Sanibel Island right now. Anyone have experience down there with STR? thoughts ...

Airdna gives high projections but it is a mostly 28day+ market, so I am curious how that works? or if the numbers are just bad.
 

Any other favorite SW Florida markets? 

Note: We are not super focused on cash flow, more appreciation seekers ... but honestly open to all thoughts and ideas. 

We just moved to NC and then soon after purchased our first STR ... also in NC.
Thinking ahead for next spring ... Does anyone know an accountant in Raleigh NC who specializes in STR complexities, write offs, etc. We also will need to file our person returns. Thank you!

Considering a hot tub for our NC beach rental, its our first STR.

Does anyone have experience with a hot tub at a beach house? 

Do you think it helps your rentals in the off season? What about prime season, curious if that can help me raise the rates a bit.

Hi there! We are ready to buy our first STR, a bit nervous but mostly excited! I am sure this has been covered, but I still need to ask … how to we protect ourselves? Financing as a 2nd home, so do we create an LLC before purchase or after? Or does homeowners insurance cover most issues? Would love to hear your thoughts, horror stories, suggestions … thank you!

@Account Closed Do you have any experience renting in Rodanthe/Waves/Salvo? I saw there is a new bridge to the island serving all south of Rodanthe, and I am wondering if the bridge will help drive up values down there, since accessibility will be better.

Is there a calculator or a good predictor for gauging appreciation in one city over another? Would love to compare a few before I purchase my first STR :)

After a few years of dreaming, we are ready to purchase our first STR.

Strongly considering these two areas .... 

Outer Banks (Nags Head, Kill Devil Hills, Kitty Hawk) 

or 

Wilmington/Southport (Carolina Beach, Oak Island, Surf City)  

Would love to hear your thoughts on the areas, experience as an owner, pitfalls, potential, etc ... Lay it on me! 

Goal: 

Family beach house, but would love positive (or near positive) cash flow. Hoping for good appreciation too :) 

Budget 500K, 3 Bedrooms ... 20% Down / Finance 80%
