Build STR ADU on LTR

Ben Lawless
Posted

Hello, first time homebuyer here looking to purchase a 2/1 in central Florida and want to know the feasibility / complications of building an ADU for STR on and existing LTR property (local gov regulations aside). Has any one had issues with complications arising between renters or the long term renters growing annoyed with the short terms renters. I'd be 100% forthcoming in both my listings but i wanted to know if this is even worth it.

Thank you,

Ifnit is not permitted and zoned for short term use a appraisal would not give it any value.   Fnma requires the improvements to be legally permissible.  Each county zoning can be different.   If it is not legal they can sue on those grounds alone.  You can get private financing at higher rates.   Where this is zoned for they are great income producers.   But you want to do both structure short term.
