STR on a Dirt Road, is it a dealbreaker?

Hi All,

I'm looking at a great property at a great price but it's on a dirt road in the Poconos. 

It's the type of place I'm looking to get $1000 a night, 9bedrooms, etc. so it would be something groups use for retreats or family reunions etc, which means a lot of cars getting in and out. 

It's a very bumpy dirt and gravel road, looks like it's never been regraded, in a heavily wooded area. Neighbors plow the road in the winter. It's not up a hill, just flat road. 

Is the dirt road a deal breaker?
