Converting STR to a MTR in off season

John Wehe
Posted

We are new STR investors in NC. We have one STR at Ocean Isle Beach, NC. I was contact by a potential guest asking if we would be interested in renting our house for a period of 4-5 months in the off season. Being a NC beach town we don't get high visitation in the winter. We are considering a monthly rental for Nov-April. Just curious if anyone has used this strategy in low demand seasons and how you come up with a monthly rental price. I obviously want it to be good enough to take my house of the STR market during that time and take away my family's ability from going to stay. We use Airbnb and VRBO for renting. I use Pricelabs for pricing. Current base is $350/night. Thank you
