STR Buy…Can I use Hard Money then refi out to a traditional loan

I am looking to purchase a home but want something with sweat equity. That has been forcing me to find deals that seller only want cash. They create great cash flow at the end but I am looking to use Hard Money to purchase so I can get one…My question: Once I use the hard money to purchase, what are my options to refinance into? Portfolio lender? Traditional conventional loan? And is there a different seasoning period I have to wait since I am using as STR not leasing?
