Sweat Equity Partnerships

I have a few questions if anyone could answer. I am going to be a sweat equity partner for an investor here in the near future in the smoky mountains market.

What is the best way to structure a JV like this since I'll be putting $0 in just hard work?.

Should I get an LLC to have on the title or not (I'll be on title but not mortgage)?

what is a common profit distribution time frame? We were discussing semi annual disbursement or annual. We really want to keep re investing profits to improve listing quality and get more listings.   


I’ve read short term rental long term wealth and I have also signed up for the upcoming masterclass. Is there any other education you recommend? I am active duty military so I won’t be able to travel all the time to our properties and will have to manage remotely this is the major part I really want to learn.  Thanks for taking the time to read this! I look forward to replies!!
