Trying to get a HELOC on our primary that we STR rooms in

Running into a situation… we own home worth 1.3 mil and owe 650k on it. Would really like a HELOC but we also rent out two rooms short term rental in it to cover the mortgage and add to our income.

Multiple banks won't give us a HELOC on our primary home because they say we cannot count the short term rental income on our primary home towards our debt to income. (Yes it's on our taxes) I am all ears of anyone has any ideas. Thanks!
