Short-term rentals in Puerto Rico - future of regulations?
My husband and I are considering investing in a short-term rental property in Puerto Rico but are concerned about the risk for tightened near and longer-term short-term rental regulations. Some cities in the U.S., for example, are outright banning short-term rentals or enacting strict rules such as requiring that owners live on the property for a period of at least 6 months each year.
Have you seen movement for more regulations in Puerto Rico in the last few years? What seems to be the appetite for stricter guidance/rules around short-term rentals? Or does PR view their short-term rentals as too critical to the local tourism economy to consider such regulations?
Thank you!
Hi Lisa - This is something that is happening world wide. It is happening in Puerto Rico but I'm seeing it more in the San Juan - Condado area. It truly is a case per case scenario. I'm seeing more of a luxury or longer term market growing (at least 6 months). Feel free to reach out if you have more questions.

I would be interested in speaking with you about the Sandy Beach/Rincon market. I will send you a DM. I am curious about STR numbers and financing in that area.
There's already meetings with the mayor of san juan to strict short term rentals. At some point we will have but dont know to how much extend they will go.
