Duplex in Fort Lauderdele - 33311

Hi guys, 

I hope you have having a great day. I was looking at multi-family properties in the area of Fort Lauderdale. The idea is to set it up as a STR but I want it to at least net cash flow as an LTR to hedge the risk.

For investors in the area, what are your thoughts on the zip code 33311? Any rough areas to avoid? Other interesting zip codes in a budget?

I am going to be as kind as possible here:

"That is not a part of Ft. Lauderdale where people want to stay on vacation."

Get on or very near the water. Tarpon River, Wilton Manors, Victoria Park.
