Owner/Seller Financing Out of State

Hey everyone, I'm brand new to the real estate investing scene.  I have recently become a agent as well, as of last year and want to begin looking at options for investing.  Me and a couple friends are looking at Miami as an potential option.  We really want to do something with an experienced investor down there who would be open to owner financing a deal.  My question really is, what is the best way to begin this process, or is there another route anyone would recommend?  Thanks in advance!
