Basement reno for AirBnB: should I create 1 or 2 bedrooms?

Hi, I bought a Craftsman home in the Highlands neighborhood of Denver about six months ago. It’s a multi unit and I’ve been living in one unit and renting the other on Airbnb/Vrbo. It’s been going very well.

I’m planning to renovate my basement to create an additional, second unit that I plan to also rent short term. I’m trying to decide between creating one or two bedrooms in the space.

The basement comparables I’ve found in the area are mainly one bedrooms so I don’t have a great way to estimate the incremental revenue potential to help weigh against the added renovation cost of the second bedroom. 

First time posting here. Wondering if the community has any insight to help me make this decision. Thank you.
