Thoughts on Kissimmee FL

Hi there! I’m an aspiring investor with no experience. Pre-pandemic I was wanting to buy a vacation rental near Disney. Unfortunately those plans had been put on hold and when looking at listing recently I am seeing that home prices have increased drastically (ie 299k to 499k for similar listings.) I was looking for thoughts from experienced investors in the Orlando/Kissimmee area. Will this bubble pop? Will prices come back down or will they continue to climb? Any thoughts would be appreciated! Thanks :-)

Hey Kimberly! So I personally don't think there is a bubble in the real estate market. In fact, most predictions show that prices will continue to increase throughout 2022. That being said, its difficult to predict the market and its a bad idea to try and do so. I would say don't focus on how much properties have increased in price. Even if a property now costs 50K more but still gets you your desired ROI/cashflow...who cares? I say this because a lot of investors get tied up with how much properties used to cost, that they forget the fundamentals and just never end pulling the trigger.
