Good for newbies and people that want to find more deals.
I find it very easy to find good deals...but that wasn’t always the case It’s no secret sauce but there are a few little tricks my method is mostly based on Walking, talking and knocking. I don’t do any cold calling or marketing But my area is also small....
I do have some tricks I’ll share a few of those maybe not the best one...but you never know I have a big mouth.

How i find leads.
How i learn a market, so that I have enough confidence that I offer bids on the spot. I’ve always found i get a very high close rate when I offer day of viewing and make sure I shake the buyers hand and give a written offer.
Where i get money to buy...which is easy right now Hard money is about as hard to get as a library card. Probably takes longer to get your permanent card...
I won’t be getting into rehab too much that’s a whole big thing that takes a while unless you already know it....
