Its that time of month again everyone for our South Austin Meet-up. As some of you may know we have had some issues with venues and had some difficulty finding a consistent venue for a monthly basis. On that note I will apologize for yet another change of venue but we hope our new venue may be true like and that we have found "the one" going forward. In order to secure the venue on an ongoing basis we have had to change from a Wednesday night to a Tuesday night. We are making these changes in order to stick to our values of keeping this event informative with no hard sales pitch and best of all free.... FREE! Thats my favorite price.

So I would firstly like to say thank you to all those who attended last month for our Hard Money meeting. Cort was a fantastic guest and I hope many of you made the relevant connections that will help facilitate your future REI career. The class was great for those of us who had little knowledge of financing deals and how hard money can come into play to make a successful deal. I know my takeaway line from the event that summed it up for me was "Hard money.... faster than conventional..... cheaper than equity".

Cort lead us very nicely into out next topic which this month will be City permitting and code enforcement. Our guest speaker was an officer for the city who will educate us on the permitting process, how to streamline it, what we can and cannot do without a permit and the implications of purchasing a property that was not correctly permitted. He will also cover zoning and the process and criteria for a rezoning application. As Cort mentioned last month there is some very lucrative ADU deals out there but it requires navigating the cities permitting process which done incorrectly can be the difference between a successful investment and not. Our guest speaker boasts 11 years service for the city as aCode Enforcement Inspector for the State of Texas specializing in the following credentials to name a few: Residential Building Inspector, Property Maintenance Inspector, Zoning Inspector, Permit Technician so boasts a ton of knowledge we can learn from.

Going forward we would like to hear input from those who matter.... you guys! as to what sort of speakers you want at these events. I have so far tentatively lined up a land usage and re-zoning expert, an investment insurance  and loss prevention agent and a conventional portfolio lender who are all interested in being a guest speaker. Are there any areas that would be beneficial to you guys and I will see if I have a contact who can present on that area for us.

 Again, this isn't possible without your participation and we enjoy putting this event together to help each other and learn something new each month.
