How to Make Tons of Moolah by Using Special Contract Language
Over the last 40+ years of doing real estate investing I quickly discovered that whatever is written in a Contract is what will make or lose you profits on your deals.
Contracting is one of the greatest fears that keep people from going into real estate investing. In fact, contracts are simple to understand and the most powerful tool you have to get deals done.
Just so you are aware, this presentation is PURE EDUCATIONAL CONTENT and there are no “sales pitchs” or upsells. Just come with an open mind and a willingness to expand your contract knowledge.
I am not an attorney so the information I will be presenting is purely for educational purposes. You should always contact an attorney or CPA if you have any legal or accounting questions. My contract knowledge is derived from practical experience taken from thousands of deals we have closed.
I will be talking about why the BAR and Board of Realtors® continue to adopt contract clauses and addendums that we investors have used for years.
Here is just a small sampling of what we will cover on the FIRST PAGE of the newest FAR/BAR Contract -
1.Buyer/Seller – what entity should you use and what are land trusts all about
2.Why NEVER to use “And/or Assigns” in your buyer’s description
3.Importance of legal description and how to handle it
4.What about “other items” in the contract
5.How to make very low EMD on expensive properties
6.How long should you allow for an acceptance period
7.How just seven (7) letters added to contracts can create huge profits and one specific case that turned into a $91,000 net profit on a wholesale deal.
Hope to see you on this special night that will give you insights into how to control your contracting and make more profits on deals you are already doing!
