2 inherited tenants fighting

We have 2 inherited tenants that are fighting. Tenant A (night owls living in 1st floor) has been reaching out to us because she has seizures and had been getting multiple injuries due to Tenant B's "slamming and banging in anger"  as he has a baby (probably tenant A makes noises at night). Tenant A said she will press lawsuit against Tenant B. We told tenant A that we will get tenant B's side of story.. but he havnt reply..  

They are on month to month lease. I would love to terminate their contracts and find my own tenant (they pay late, previous landlord did not train them well). But I understand that its hard to find housing in my area.. or if they will leave.


What do we have to do as landlords here. We just can't ignore this right? But we don't want to get into their problems/issues either. this is our first time in multifamily. We have 2 sfh and had no issues.
