How do I start my first Airbnb and where do I start? Landlord pay

I have a house I lease at the moment (I own a property Management company) and would like to Airbnb it. The owner asked for details and what it entails. What do you pay the landlord, how would I write this in the lease? I'm assuming I would pay the rent and all utilities and furnish the home. Am I correct?
