What are the must perform Repairs on a Rental Properties

Hi All

As a Landlord are you required to fix all repairs immediately? For example, I just had a tenant complain about one of the stove burners not lighting due to a faulty ignitor. They can still use the burner it just requires using a lighter to start. Plus there are 4 other functional burners they can use. I've already talked to a handyman and started the process but he's notified me that the part is backordered and he has no timeline of when it will get it. Plus it'll cost $250 to replace.

What are my options here? Do I have to get this fixed?

I won't speak to whether or not you have to fix it, but you should regardless. I wouldn't want to live in a place where I have to use a lighter for the stove, and I really wouldn't want a tenant doing anything like this. On top of that, at $250 for a repair I'd spend an extra $250 and get a new stove. As long as it's functioning otherwise they can wait a couple weeks for the new stove to come in.
