How to find rental comps.

Good morning all,

I am a new Agent in the NC area and also an investor. I currently use CanopyMls and they do not post any rental properties on the MLS so I cant find the actual rent prices of recent units. I am attempting to find the most accurate way to see what I can rent a new investment property out for before I buy. Currently I look up available rental units in the area and see what the owner is asking for but I know that not always what it gets rented for. I originally come from Florida and the MLS had current and historic rent properties so it was super easy. I also assisted customers in locating and signing a rental lease and would get a small commission for doing so. Is there another MLS for rentals or do they just not do that in NC. Or am I doing something completely wrong in Canopy. Or how do you research rental prices before buying a property. I currently use rentometer but it seems to always be low especially lately with all the rent increases.

I appreciate any help or information you can share on this issue.
