San Antonio/Boerne Area: Which Zip Codes have the best ROI?

Hello everyone. 
my wife and I are looking to purchase an investment property for rental purposes under 350k, and would like to see which zip codes have better potential to cover the mortgage and yields us some profit.

We are very strict about the tenants we choose, so it is not highest rents offered; we care a lot about the overall profile of the tenant and the rent offered. We also want a newer construction so less headache for repairs  and maintenance, etc.


I have been looking at NW San Antonio where I used to go to school (78256, 78249) and also 78015. But cannot figure out which one is a better option.
