Apartments.com........anything else out there that people like?

I originally had Cozy.co and actually through some guidance learned to love it. I was transferred over to apartments.com...and needless to say I have given it over a year or so...and it's garbage. I am looking for any alternatives and feedback that other landlords or property managers are using

Even though I can EASILY use electronic signatures, it is by no means a necessity for a lease signing just a minor convenience. So, I would start with signing on paper only.

If a tenant refuses to sign the lease, you can either negotiate or not sign them to a lease and return any holding deposit they gave.

I have never had anyone refuse to sign a lease. When you advertise your rental and when they apply you generally give them the terms that are important to them such as price, included utilities, pet policy, etc. So, there are very few details for a tenant to balk at in the final lease because all the important items have been disclosed to them early on.

I use Zillow for electronic signatures. You can upload your own lease and it invites tenants to sign. There is no charge for the service, so it works great for landlords who have small numbers of documents to sign.
