Roof Leak: NO A/C: Now Long Till Major Issues Arrive?

I have found a property and just put in a signed contract. It has a bad leak in the roof. The people living there stated it has been this way for a few months. Now they live there with no A/C due to money issues. The price is cheap enough. I need to get power turned on for an inspection. I believe the roof situation has been this way for a few months and there has been no A/C for maybe 2 months. I am worried about mold as well as health issues. Fix and flip, fix and rent, or simply assign the contract.I am tempted to keep it as a rental but am afraid of long term issues re: mold, termites, etc. The home is located in SW Florida. This is our rainy season and we get rain almost every day. Would you touch this one or simply avoid it? Thanks all!
