Finding Great Multifamily Properties

What are some different strategies you have found in finding great multifamily properties? I understand running the numbers and doing your due diligence. But I'm talking about finding the really great properties by asking the neighbors how they feel about the area and sitting down with the current owners and having an honest conversation with them about their experience. What have you all found that helps in the process of vetting your properties?
