Looking for help along the way!

Hello everyone! Like the title says I'm looking for some help along the way! My names Colby and I'm 23 years old, I work in the wildfire industry catering mobile laundry trailers and shower trailers for the firefighters. I'm looking to get into the real estate investment world and I'm looking for some help just some guidance, I've been reading a lot of books and really like the idea of the BRRRR method. I would love my first rental to be in Washington state because that's where I live. Thank you for reading and don't hesitate with any questions.

@Colby Valladares I did not say I don't like investing in Wa state. I said it has been a nightmare for some. It is a market where you can't skip any steps in your screening process. On top of that property prices have soared in the last few years. Buying rental property at today's prices it is difficult to cash flow and I am not convinced the next ten years will be like the last 10 years. So who knows what's around the corner. 

In our case my wife and I are both retired, our properties are paid for and we are making more money than we need. If I were starting today I would look in places like Ohio where you can buy a property today and be making cash flow tomorrow-or at least that is my impression. This market was like that 5-6 years ago and before. All the best!
