Need advice on leasing property with pond.

I am located in NC and am currently trying to help my grandfather with leasing his property since he is now in a nursing home. He is the owner of two ponds that sit on 22 acres. The pond is used for jackpot fishing which creates quite a bit of revenue. He has leased this property for many years but now has an investor coming in that wants to put roughly $75k in to the property but will require a 10 year contract. My question is, how much would be a reasonable monthly or even yearly rate to lease this property? Thanks in advance for your help!
