FEMA and Hurricane Evacuation

Hey y’all,

I’m a landlord in New Orleans and Hurricane Ida just swept through, leaving us all out of power for who knows how long.
My tenant called and said “all her friends are telling her” that she only has to pay for the time that she has the place, and not from when she evacuated till the time power is restored and she comes back.

I thought I was a good Googler, but clearly I am not. And the wait to talk to someone on the FEMA line is forever. I thought rent was still due, and that she would apply for FEMA assistance to pay for her costs of hotels during the evacuation (if she even had any / she might've stayed with a friend for all I know). But it has crossed my mind that perhaps I am supposed to apply for the lost rental income after she doesn't pay.

Any experience is appreciated.

-Mike
