House-hacking - Utilities Not Split

New Landlord here! 
Im looking for opinions:

We have a duplex that my wife and I are using to house-hack. The utilities are not split. What is your experience with including utilities within the rent? Can you charge more? That was my intention. 

For $3500 I can split the second unit electric and remove the gas stove. Then they would only be sharing hot water with the lower unit. 

Looking for advice and experiences. Your help is appreciated!

if you plan to live there for years or to move and rent both, again for years it will pay off.  If you plan on selling next month probably not.  Match the expense with your longer term plans and the right road for you to take should become clear.
