My first Investment property deal

I have a property that i found that i want to do a BRRRR on, it has:

ARV: 135000

Selling for: 47000

Rough estimate repairs: 35000-45000

the rent in the area ranges from 600 to 1200

i used the BRRRR calculator and the property has good return on investment.

i just have the too much excitement almost like its too good to be true. Going to search for preapproval on a loan today, the property is a long distance away which makes me nervous because i cant actually see it. 

Any advice? I know that im more excited than nervous!
