Question on refinance Manufactured home

So I have a little situation. I paid cash for a manufactured home on a foundation a little outside of nashville. Now I am having issues getting a cash out refi. I figure there cant be a better group of people to ask. Seemingly most lenders dont lend on manufactured homes and even though I think the land is worth what I paid for the thing no one will give me a loan on just the land because there is a dwelling on it. I know a HELOC is an option and I have others but I am wondering if anyone has insight or a direction for me to get this property financed so I can pull my money out.
