Tenant Sublet for AirBNB Situation

     I came across an interesting proposal today when I put my house up for rent. A company, who specializes in custom plywood sculptures and furniture, wants to rent my home and create "an immersive gallery experience for short-term rental guests". This seems great as they will essentially keep the house in great condition since its part of their business model. Just wanted to know what type of language should I put in my lease agreement to protect myself. Also any other information that I may not be thinking of would be helpful.
