Do corporate rentals work?

Has anyone turned a rental property into a corporate rental? What was happening in your market to indicate a corporate rental made sense? Any tips for success?  I'm asking because there is still a shortage of housing in our market. There is also a shortage of rentals as many home owners are looking for a rental while they list/sell their current home and look for another.
