Buying a 4-plex with tenants
I am closing on a 4-plex on Tuesday and all units are rented. Does anyone have suggestions or an example of a letter to let the tenants know of the sale? Any other important information to be in the initial letter?

Ask the seller, current manager to send a letter, call, text, email however they communicate to the tenants and let them know you have bought it with your info. That letter should also say as of the close date all rent payments and work order requests go to you. (or whomever you have looking after this).
Then you call, text, knock on the door, email (or all of them) and introduce yourself and tell them where to pay rent and how to reach you for work orders/emergencies etc.
Nothing complicated, just friendly and to the point with your details.
Then follow up a lot until you get confirmation from everyone they know what to do. Do not assume, bug them till they confrim.
