Rent increase and pet fees
Hi good people. I have a tenant that I inherited when I purchased my current building. She has been in her unit since 2011. There is no lease that was shared with me when I purchased the building. The tenant was grandfathered in.
I want to increase her rent and charge her for 2 pets that she has acquired during this past year without informing me. Since I do not have a lease I am unsure of how to proceed. How many days does she legally have before I increase the rent? Given that I may have to provide her at least 120 days before a rent increase, can I charge her the pet free before the 120 days?

Do not charge her pet fees when she already has the pets that you did not approve. Guaranteed they will become emotional support pets that can stay for free. Just increase her rent as high as it would be for the 2 pets and put that the 2 pets are approved, and other animals must be approved before they are brought onto the property. And increase her deposit to match her rent.
