How much extra to charge for shorter leases

It seems every time I post a rental I always have several people telling me they are looking to rent for 3-6 months while a house is being built.  They are always super eager and have been turned down by everyone else.  I am not necessarily interested as time is money and I am looking for longer term renters and screen for them.  That said how much extra do you charge for renters that know they will be there a short period but also that their timing will be up in the air.  Do you all charge more depending on the time of year the house is set to be completed.  I feel I would be more likely to do it in the winter when things slow down but curious what you all's thoughts are.  

Also do you have any extra lease provisions, my thoughts are no hanging things from walls to avoid having to patch nail holes but don't know if that is going too far.  I want them to feel at home but at the end of a day this isn't a customer that will be retained and the less work for turnover the better.  This may be an interesting niche but the key would be the premium charged to cover vacancies waiting for the next one.
