Best Practice for Student Housing Lease

I've been doing student housing for years. We have entered a new market with a different state leasing form. My leases have all been for each lease amount as the full. Basically, I have the entire group of students and their co-signors sign the same lease agreement for the full amount of the lease.

Is this best practice? What if one individual leaves and a new individual joins in their place (I've never had that happen)? Let me know your expert thoughts and best practices and what you are doing.
