Tips for renting SFH with pool?

Found a fair deal for SFH home recently. 3/2 in great shape with newer HVAC and roof. Only minor cosmetics needed. Was given pause by the in ground pool. Thinking it should rent for slightly higher rate than comparables.

Any tips for rentals with pool? Lease will have disclaimer and release for pool. Maintenance will be on tenant except for closing pool. Maybe separate security deposit for pool/equipment.

Is this in an area where pools are common with local properties?  If not, consider filling it in or covering it.  They are a huge liability.  

If you decide to keep it make certain there is adequate fencing around it to avoid any children (or others) from the neighborhood accidentally falling into it.  

And yes, hire a pool person to deal with the maintenance.  One summer we helped a friend with their pool while they were away for a few weeks.  Sounded good at first (it's hot here!) but we soon realized having a pool is a real pain in a low spot.
