Charging $500 cleaning fee?
The Property we just moved out of was a furnished unit. We received a check list when we moved in from the property manager who asked us to go through the list and send it to her via mail or email when we are done. She did not walk the property with us. We filled out the list and sent it to her.
Upon preparing to move out, I asked her if she can schedule a date to do a final walkthrough before we leave. She let me know that she would complete the walk through on her own, once we have moved out. I let her know I did not think that was right or good practice. As we got ready for move out I used her check lost as reference for items to check and made sure the house was clean. We did not use the linens, we stored those and used our own. The property did charge a security deposit, but there was no cleaning fee outlined in the lease. The floors are tile and wood. I video recorded the home before she came to walk through.
she started pulling up the couch cushions and and wiping every surface with her fingers. She said the furniture should have been throughly cleaned. They were vacuumed and not dirty or torn. So we agreed if she wanted the house cleaned, she called a cleaning company and they told her they would charge $250. We agreed to that charge. She then texts us the next day and says the charge will be $500 for dust, dirt, and cleaning of the floors. Which she agreed with us did not need deep cleaning. They were cleaned almost daily while we lived in the home. I learned there is a difference between clean and normal wear and tear. However nothing in the house was damaged, and the house was clean. Can she charge us $500 for cleaning? The lease just says good, clean, tenantable condition and she did not give us a checklist for.move out.
