What is your co-signer policy?
For me it's a NO if the adult tenants simply don't have enough income or a low credit score. I've only done it for students, recent grads, or recent immigrants. I just said no to a family of 3 with only 2.4x the rent in income. By me, a co-signer just means I have someone to sue if the rental goes bad. I've never had to, but it seems to me the attorney fees would be more than a few months rent recovered. What's your experience?
