Monthly Rentals for Traveling Nurses/ College Students

Hi Everyone,  

I am a newbie and just signed a contract on my first investment rental. A 9 bedroom/5 BA Home with 2 kitchens near Hospitals, University and Downtown.  I was thinking of marketing this home to Traveling Nurses or College Students on Month to Month Contracts.  Has anyone ever marketed to Traveling Nurses?  The area the house is in is a hot spot for Travelling nurses.  What are mandatory items that these type of clients need when looking for a Room to rent besides all the regular Air BNB items.  For College Students,  I was just going to do the basic dorm set up in each room.

I would appreciate any advice.
