Taking Control of a Property

I recently purchased this 5 unit residential building. It was a good price because the past owner lost control of the property due to troubled tenants. It's currently C class of things it could be an B+ A- building. It's surrounded but restaurants, brewery and all type of walk things to do. 

Last week I finally got fed up with a tenant that I'm tryin to work with when she wouldn't sign an addendum with the rules of the property with out an updated lease. I basically just want her to stop smoking on the property and she refuses to.

She's a TAW I served a tenant a 30 day notice on Sunday . She's a single mother with two kids going through a divorce. She wants more than 30 days but then I'm in Oct looking for renters. The human side of me tells me to help her the business side of me tells me she needs to leave now. During covid I offered her three months of rent to leave b/c she fell behind on her rent now she's caught up.

I'm slowly not renew the tenants leases of the other tenants. I have two of the 5 units with great tenants. The other three units don't take care of the property there's always trash laying around and stuff left in the yard and common areas.

I'm feel like a terrible person for asking her to leave but I need her out bc she doesn't respect the building and adds to the trashiness of the building. 

Does anyone have any advice on how not let this effect your mindset?
