Multifamily variance pending

Hi guys. Looking for some input on my current situation. I've got a 3 unit triplex that is zoned as single family. When I purchased the place the application for variance was already in the works. It still hasn't been approved and I'm getting to the point where I HAVE to rent the place out or Im loosing money. What risks am I taking here and any advice on options I may have? I've been in contact with the expediter who is helping to push the variance through but all I keep getting is "check back in 30 days". Im loosing sleep thinking about where I go from here. I thought I made a sound investment, but more and more It feels like i really screwed up and made a novice mistake. Somebody give me something positive to pull from this. Thanks for your feedback.
