Renting to a non-US citizen

how should I structure the lease if the son of the foreigner is the one who qualified with a clear background check but it is actually his Ecuadorian mom who will be living in the unit. Should they both be on the contract or should I just have an addendum that he has permission to sublet to this one specific person?
