Are there benefits/drawbacks to incorporating in DE when the investment property is located in another state (in this case PA?)

I have an existing longterm relationship with a company that just opened an office in DE and can act as Registered Agent.
Would prefer to use the existing relationship and services to that of the current registered agent located in PA.

Fast forwarding past the steps it takes to move an LLC from PA to DE, are there drawbacks?
Currently, for example, tax obligations are passthrough and curious if that would be maintained if the LLC was registered in DE? Would DE require annual fees for such a relationship etc?
