I’m new to having to rent out my whole house or just renting out a room, either way I would need a lease agreement, any samples from experienced landlords please? Or where is the best place to get a template?

Keep in mind this is a legal document (contract) which means you want a document that you know was drafted by a local attorney. BiggerPockets offers attorney drafted lease documents for free with a PRO membership or they can be purchased stand alone. Keep in mind that a lease is only one of several forms you will need. The BP offering includes other forms. Another option is purchasing from a reputable source such as NOLO or getting a copy from your local realtor or landlord association. MOst cities have landlord / apartment owner associations and leases are one benefit when you join the group. The nice thing about that is you can easily get a referral to the law office that drafted the lease if you need help in court.
