How to become a successful landlord

good evening BP family. Philadelphian resident here & I have a few questions! While I’ve been studying the different creative strategies of real estate investing, I came into focus with buy & holds & and wholesaling. While I’m still a learner with wholesaling, I would love to shift my focus towards rentals. My question is, what does it take to be a successful landlord ? How did you get started ? What challenges did you face/overcome ? Did you use your own money or borrow ? What should I look for in a rental ? What’s a good cap rate for beginners ? I’m open to all answers!
