upgrades in rental home (quick and cost efficient )
Hi there !
my tenants are moving out June-end and I am looking for suggestions on what quick upgrades I can get done (for the best bang for the buck), as it's peak time, and I want to get it rented as soon as possible.
details on home:
-SFR single-story,4bed 2 bath, 1962 built, SF Bay area, high end, prime location
- bedrooms + living room is carpet (hardwood underneath) - I can remove the carpet in the living room area and might refinish hardwood depends on condition.
- popcorn ceiling in bedrooms + living room
- kitchen white laminated countertop and cabinets, with oak trim
- kitchen appliances all white except the microwave is stainless steel
plans so far:
> already planning to add recessed light in the living room (and remove fan) (kitchen already have recessed lights), bedrooms have the fan
> paint oak to white (kitchen cabinets, bathroom vanity )
> kitchen countertop - granite or quartz? will have to check stores on deals, any suggestions?
> fridge to upgrade to stainless steel and move the white fridge in the garage? (any suggestions where to shop for fridge, 31 wide needed due to custom cabinates)
please suggest what area/things you would mostly focus on and any tips on where to shop for?
