Quick contract to obligate buy/sell ?

I'm drafting an extensive property purchase contract (Landlord to tenant sale). It will take time for the attorney to review and make changes. Is there anything that I can have my Landlord sign now that guarantees that they sell to us at X amount while we work on the exact contract language?
