Buy Existing Assisted Living Home and Renting to operator

Hi,

I have been exploring options at investing in Assisted Living Home (ALF). And one of the options seem to be buying an existing Home that is currently in operation and then renting it to an operator and just charging them rent on a NNN basis. Then the staffing, finding tenants, utilities would be on them. Has anyone gone this route and does it make financial sense? If so how did you find an operator to rent the home?
